MSO GOES GREEN


Glen Rock, NJ - In response to the trend towards use of more energy efficient and environmentally friendly “green” products and materials, MSO®, Inc. (The Mutual Service Office, Inc.) has introduced a Green Upgrade Supplemental Coverage endorsement for their Commercial Property program. Highlights of the endorsement include:

  • An additional limit (available in 5% increments of the Coverage A limit) for the increased costs to repair or replace damaged property with “green” property that meets the standards of a “green authority.”
  • A sub-limit of 25% of the additional amount of coverage may be used for green related costs such as design and engineering professional fees, re-certification fees and ventilation expenses.
  • An extension to the period of indemnity for up to 30 days when the restoration time is increased due to the additional time required to make repairs or replace property with “green” materials.

MSO’s Green Endorsement is currently available in New Jersey, Maryland and Pennsylvania. Filings are pending in Delaware and New York, and will be made in all states where MSO operates. Future plans include green coverage endorsements for all other programs, including Personal Lines and BOP.

MSO INTRODUCES UPDATED PERSONAL LINES PROGRAM


Glen Rock, NJ - MSO®, Inc. (The Mutual Service Office, Inc.) has announced that their unique Personal Lines program has been updated. Coverage has been expanded to include removal of trees that do not damage covered property but block access to driveways, sidewalks or handicapped access. Many of the changes were done as clarifications of conditions and exclusions. A condition was added to clarify that the company has the right to inspect the property. Collapse is removed from the causes of loss and included as a separate supplemental coverage. In New Jersey, an actual cash value option was added to loss settlement provisions.

Highlights of the flexible MSO Personal Lines Program include:

  • A single Common Provisions Form applies to all programs. This includes all conditions other than specific causes of loss, dollar limits of liability, and provisions unique to a specific program.
  • Building Code coverage built into Homeowners program and optional on Combination Dwelling.
  • Unique Combination Dwelling program offers opportunity to provide Homeowners type coverage on properties not otherwise eligible.
  • Easily customizable Coverage Forms showing coverage limits to help agents market to clients.
  • True exclusions, with exceptions shown as Supplemental Coverages, to help avoid confusion.
